Getting Started with Boost HomeSpotter

Boost Basic FAQs

What is Boost? How does it work?
Boost is a service which automates online digital marketing. When you add a new listing to the MLS, Boost will create an advertisement on both Facebook and Instagram. The advertisement will run for five days at no cost to the agent.

Do I need to do anything to get started?
These ads will get created automatically once your new listing has synced with LeadStreet - no action on your part is required! That said, we do recommend that you make sure your Agent MLS ID has been entered correctly into the Profile area of LeadStreet.

Where do my ads appear?
The Boost ads will appear under the "sponsored ads" section of Facebook and Instagram.

How does Boost select the target audience for my ad?
The ad follows people based on Boost’s targeting profile. They select a target audience of potential buyers who are looking for homes for sale that are similar to your listing.

Boost Dashboard FAQs

How do I access my Boost Dashboard?
Once you log into MAX Tech, click on the Boost by HomeSpotter tile in the Apps section.

Is there anything I need to do once my ad gets posted?
It’s recommended that you add your seller’s information to the listing using the Boost Dashboard so that the seller receives a summary of the ad results. Boost will also ensure that the seller is in the targeted ad group so they will see their listing ad in their own Facebook newsfeed.

Can I make changes to the ad?
Yes, you have the ability to edit your ads via the Boost Dashboard that is accessed through MAX Tech. You can make edits to your listing ads at anytime. Once you save your edits, it will take about 15 minutes before the changes are live on the ads that are running.

 

Leads and Notifications

How do I get my Boost leads into LeadStreet?
Boost is not integrated with LeadStreet, so you will need to manually add any leads into your client database.

How do I receive my Boost leads?
Lead notifications will be sent to you via your MAX Tech email address. At this time, text alerts is not an option.

Seller’s Report (video)

This video reviews one of engageRE's most popular features- the Seller's Reports. This is a valuable tool for your sellers and should also be a part of every listing presentation!

In early November, the platform vendor made significant changes to the Seller Report. The short video above reviews the process to create a Seller Report, highlighting the new features. Updates include:

  • Agents can enter partial contact information when searching and selecting the contact(s) to receive the report.
  • Agents can attach a Saved Search to determine the nearby properties as an alternative to the preset radius search. The closest ten properties will display under the new expanded Market Summary section which now includes active, pending and sold listings when available.
  • The Online Seller Report Summary is now an editable text area so the agent can add a custom message.
  • Agents now have the ability to set an Email Frequency specific to the individual report. The report will still go out on Monday, but you can now tailor the report frequency for each customer.
  • Agents can choose to stop sending the individual report when the listing goes either Pending or Sold.

Frequently Asked Questions

Q: Will my existing seller reports, created under the previous version, still go out?

A: Yes, the reports will continue to out on the same schedule as before, with the new report format.

Q: Can I still send an individual report to an email address, without enrolling them in the recurring report?

A: Yes and no. You can send an individual report to all contacts who are enrolled for that report. However, each recipient must be a contact in the LeadStreet system – sending to ad hoc email addresses is no longer supported.

Q: Do the emailed reports work on a mobile device?

A: Yes and no. The emailed reports should display on all devices, however, some of the information is too detailed for effective use on a mobile device, and will need to be viewed on a tablet or laptop.

Q: Will my setting changes be automatically saved?

A: No. Auto-save is no longer supported. The Save button must be used after making changes to any settings on the report.

How to Create Sold Listings in engageRE

One of the greatest marketing tools at an agent's disposal is the ability to display listings that they have already sold. This shows your Buyers that you can help them find their perfect dream home. It can also show your Sellers that you have the skills necessary to sell their house for the best price.

Currently, once a listing has gone off the market in the MLS, the listing is removed from your engageRE account as well. Because Sold listings are such an important aspect of real estate marketing, engageRE has included a tool that will allow agents to manually create a Sold listing.

Create a Manual Listing

  1. After logging into your engageRE account, navigate to the LISTINGS > MANAGE tab in the top navigation.
  2. Click on the CREATE MANUAL LISTING button on the page.
  3. Check the box next to I accept the terms & conditions for Manual Listing Entry and enter the necessary information about the listing.
    • Select "Manual-Override Listing" for Listing Type. NOTE: If you are in Mid States/Dixie and choose COR regions, you can choose the SOLD listing type.
    • If the MLS number you entered is not available, you can create an MLS number of your own using a format that will keep you away from real MLS numbers, like this: 9991001, then 9991002 and so on. NOTE: Entering alphabetic characters or special characters in your MLS numbers is not allowed, so starting the manual number with 999 instead will prevent a numbering conflict with other listing numbers in the MLS.
    • The longest expiration date available at this time is 180 days. Go ahead and select that option at this point. NOTE: If you are in Mid States/Dixie and choose COR regions, you can choose the the No Expiration option.
    • Select the correct MLS, Property Type, and County for your listing.
    • Click on Continue when finished.
  4. Enter the desired information on the Manual Listing Entry Form, choosing the ADD MANUAL LISTING button at the bottom when complete.

Update Manual Listing

  1. Once the manual listing has been created, you will be taken to the DETAILS tab. NOTE: If you are in Mid States/Dixie and choose COR regions, you can skip to Step 2. Click on the Edit Listing Info link.
    • Change the Expiration Date to "No Expiration Date."
    • Also, change the Listing Type to "Sold Listing." Otherwise, this listing will show up in regular IDX listing searches.
    • Scroll down to the bottom and select the SAVE MANUAL LISTING button.
  2. You can then click on the PHOTOS & FLOOR PLANS tab to add the Main Photo and Additional Photos, floor plans, virtual tours, etc.
Sold Details

Add A Property Resume Page To Your Website

  1. After you have added all of your Sold listings, you will need to create a page on your website to have these listings displayed. NOTE: If you are a WordPress or Premier subscriber, please contact us for this step.
  2. Navigate to the SITE BUILDER > CONTENT > PAGES tab in the top navigation bar.
  3. Click on Add Link under the header you wish to add the Sold listings display page.
  4. Under the Nav Title enter the name you would like to appear for the link on your website. An example title would be “Property Resume.”
  5. Select the Sort Value.
  6. Under URL, keep http:// and enter: "/index.asp?p=propertyresume"
  7. For Opens In select the “Same Window” option.
  8. Click SUBMIT and the listings should now appear on your website.
